On this our new web site, registered applicants will be able to view property particulars, multiple pictures, video and floor plans and be able to download full property details, saving you valuable time. You will also be able to build your own 'property portfolio' of homes that interest you.  The Internet allows us to provide an up to date listing of all our properties for sale and rental.  Godfrey & Barr has always led the field in every technological advance and we recognised the versatility of the Internet long before many of our competitors. Properties marketed by us for sale or rental are normally featured on our web site within a few hours of instructions being received and we receive dozens of genuine enquiries every week. We were quick to recognise the advantages of digital imagery and in this respect, digital photographs of properties for sale and rental are taken and utilized in colour both on the internet and on our printed particulars. We have always prided ourselves in being able to produce informative literature of a very high standard.

We offer an accompanied viewing service. We can accompany you on all your appointments, and provide detailed information of your chosen area including the location of schools and amenities. Whether you are selling or renting, you can be assured that a trained member of our team will accompany most viewings, especially if the property is vacant.   

If you are buying or selling, we can help you appoint a local solicitor if required, to handle the conveyance process for you and we can provide you with the names of surveyors and specialist companies you may need to complete your purchase or sale, together with the likely costs associated with your requirements.

By effective liaising with solicitors and lending institutions, the smooth progress of your sale, purchase or rental is monitored from offer stage to completion. The hardest part of any transaction is often ensuring that the progress is smooth between the time of offer and exchange of contracts. Getting the paperwork right on a rental is imperative, if the safe and efficient rental of your property is to be ensured. As a member of the Association of Residential Letting Agents and the National Association of Estate Agents, we are kept abreast of any changes in legislation that affect the sale, purchase or rental of your property.

Fees
Our fees for sales are 2% of the sale price for a sole agency or sole selling rights. We charge 2.5% of the sale price for joint sole agency or joint sole selling rights and we charge 3% for the sale price for a multiple agency. All charges are plus VAT at the prevailing rate. Our fees for rentals are 8% for sole agency or sole selling rights and 10% as multiple agency. If you require a management service, we charge an additional 7%.
